The documents required for a home loan may vary for banks or the same for some banks. Some specific required documents may vary from stakeman to stakeman. The home loan required documents might differ on the basis of your loan scheme, individual credit profile, the purpose of the loan, etc. We have listed common documents that the loan company or bank might request at the time of the home loan application.

Application Form

The Application form provided by the bank must be completed and attached with all the recent photography of the person to apply for the home loan. To avail for a loan the person’s age must be between 22- 65 years. Some banks can lend to people of up to 70 years of age with the proper plan and the income proof.

Identity and Age Proof

Anyone of these is the mandatory identity and age proof should be submitted to the bank on the time document verification. PAN Card, Voter Card, Aadhar Card, Passport, Driving License, Photo Credit Card, Photo Identity Card.

Address Proof

Any one of these is the required address proof that must be handed over to the bank. Bank Passbook, Voter Card, Ration Card, Passport, Utility bills like Telephone Bill, Electricity Bill, Water Bill, Gas Bill, etc, and Letter from a recognized public authority verifying the customer’s address.

Income Proof

You must attach the income proof to the bank. The required documents for income proof are Certified letter from company, Salary slip for last two months, Bank statement of salaried account for last six months, Latest form 16 / ITR and also attach your increment or promotion letter.

 Property Documents

The required property documents for home loan are NOC from the Builder, the detailed estimate slip of the cost of construction of the house, Registered Sale Deed, Original document of Stamped Agreement of Sale with the Builder, Occupancy Certificate, Property and Land Tax Receipts, Maintenance Bills and Electricity Bills, Receipts of the advance payments made towards the purchase of Flats in Chennai, copy of the approved Building Plan, revenue authority’s Possession Certificate, Payment receipt or bank account statements showing payments made to the Builders in Chennai.
